What are floorplan services?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, an appraiser measures the home with a measuring tool — typically with a laser measuring device, or a tape measure. As they walk the house, they notate the layout of the rooms and other features, like stairs, patios, and pantries. They might sketch out the property. Then, the appraiser creates a report and detailed floorplan showing the total area and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a measurement service?

Property tax records often reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — meaning you may be paying for more square footage than you own!
